If I submit my offer to purchase a home I am interested in, do I have to buy the home?
We assume if you submit an offer that you are serious about purchasing a particular home, but a HomeZill agent will contact you to review your offer and your thoughts regarding the transaction to affirm your goals when purchasing a home.

I’m having trouble with the HomeZill Express Offer, I need help?

Do I have to do my own negotiations?
The simple answer is no. We’ve been negotiating for a long time now and the real estate professionals would prefer we handle the negotiations for linguistics purposes. But if you have certain terms that you want us to abide by, then we will honor those requests and present them in a timely manner to the builder or listing agent.

How much money can I expect to save through HomeZill?
HomeZill will credit you up to 2% of the sales price of a new home and 1.5% of the price of an existing home. On a $500,000 new home, your credit will amount to $10,000!

When will I receive my credit?
By Virginia law, HomeZill must disclose your commission credit on the HUD-1 settlement statement at closing. With lender approval, you may be able to use your credit towards a number of items such as Closing Costs, Interest Rate Buy-Downs, Prepaid HOA/Condo Fees, or even off the Sales Price! Ex: Let’s say your closing costs and down payment equal $10,000 and you receive a credit of $10,000, then you won’t have to bring any money to the settlement table!
If your closing costs are less than your credit, then you can get a check for the difference after closing.

What are the chances of a builder or seller accepting my offer?
For new home builders, depending on inventory and position of the market, there may be room for negotiating. If you want to make an offer on a new home, we will gladly present it, but a HomeZill representative will first review your decision with you before scheduling the appointment. If the builder does not accept your offer, they may choose to counteroffer… if this happens, your HomeZill agent will then call you to review the terms of the counteroffer. It is then up to you whether you want to accept their counteroffer or walk away from the deal.
For Existing homes, it will be important for you to perform a pricing analysis on the home you are thinking of buying to determine the right price. We will guide you on what is within reason and what is out of the question. Our goal is to get you the best deal possible, but submitting outlandish offers compared to market data will be discussed with you prior to submitting an offer.

You say that you are open 24/7, is this true?
Your HomeZill agent is there for you all day, every day. Normal business hours are 9am–7pm Monday through Friday and 11am-7pm Saturday and Sunday. If you have a question or concern that arises outside of these hours, please send us an email or leave us a message at 888-998-ZILL(9455). In the event of an emergency, an agent can be reached almost any time of the day.

How can I preview homes that I am interested in before I submit an offer?
To see New Homes, tell us the homes you wish to visit and the times that work best for you. Please give us a few possibilities so we can properly accommodate your needs. Builders have certain office hours that you will need to adhere to, but once inside those hours, we’ll set up the appointments. All you have to do is present your HomeZill E-Card to the sales representative when you walk in the door and register yourself and your HomeZill Agent with the Builder. For multiple homes, you’ll need to print multiple E-Cards.
For Existing Homes, the best time to take a look is the 3-4 hour stretch of Open House times on Saturdays and Sundays. When you go to an open house tell the seller’s agent that you are working with a REMAX agent. If there are no Open Houses, or if the Open House times do not work with your schedule, your HomeZill Agent will schedule a private showing with you.
First three (3) hours of showings are free during the first tour.
Each consecutive three (3) hours of showings will be $250 per three (3) hours.
*This may appear expensive but when you think of what you are saving (thousands!), it’s minimal.

How many offers can I make with HomeZill?
You can make up to three (3) offers free of charge. For any additional offers, you will be charged $295 per offer. This may seem expensive, but the average credit is approximately $10,000…we credit you for saving us time, if we have to submit and negotiate more than three (3) offers it cuts into our operational costs thus explaining the charge. You will not face a problem unless you are too unreasonable with your offers. So be aggressively realistic with your offers and ask your HomeZill agent for help to support your negotiations. Reap the benefits of doing it yourself and save on thousands of dollars!
