How long will it take HomeZill to sell my home?
HomeZill, just like any real estate professional, is an outside consultant here to provide you with the tools, resources, and knowledge necessary for you to sell your home in any market. If you follow three simple rules throughout the listing process, you should sell your home as quickly as you wish. A home will sell in any market if: 1. Your home is priced right 2. Your home is available to show 3. Your home shows well Marketing periods varying from season to season, have many economic and geological demand drivers that can affect the amount of “traffic” through your home. Get as many people as you can through your home while it is listed, ask for their feedback, and devise a plan to fit the consumers’ needs.

If I cancel my agreement with HomeZill do I get my money back?
This depends on which option you selected in terms of payment. If you decided to pay up front, HomeZill will have allocated a majority of those costs towards your marketing materials and those costs will be exhausted. If you decided to pay at settlement then you will be responsible for the reimbursement of marketing items you selected that have already been processed. Be sure you know which route you want to go before you list your home.

What is staging and do I need it to sell my home?
You never get a second chance to make a first impression. Staging is an important part of marketing your home and maximizing your sales price. That doesn't mean throw out all of your belongings and buy new ones… It simply includes de-cluttering, cleaning, clearing off counters and removing bulky items that take up too much space. The idea behind staging is to highlight the attributes of your home and minimize its flaws. This will increase the feeling of free space and also your bottom line. When potential buyers visit your home make sure to turn on all lights and open the blinds. Remove photos and other personal items from view.
Keep in mind, the key is not to have a buyer walk away remembering the seller living there, but to picture themselves living there. Who handles the offers?
Your HomeZill agent will handle all offers that are submitted on your home. We will review all offers with you over the phone, fax, or email. Your HomeZill agent is the main contact regarding all offers.

Who handles the settlement/closing?
The purchaser typically has the rights to choose their own attorney or title/settlement company; therefore, whomever they choose will handle the closing. We will contact the settlement company and notify the lender of the contract status. A HomeZill agent will be there for you at closing to make sure everything goes smoothly. We’ll watch you hand over the keys, sign over the title and deed, and we’ll watch you take a deep breath and smile...You did it!

Can I make changes to my listing in the middle of the marketing period?
We would like to take care of this before we order all of your marketing materials because changing those marketing materials will get expensive over time. During the first week, you can change the listing up to three (3) times if you’d like and after that, you are limited it to one (1) time per month.

What if my property doesn't sell?
If your home does not sell during your listing period, we’ll ask you to stop and assess the three tips of selling a home. Was your home priced right? A good test to this question is how many people came by per week? A good ratio is 5 people per week. Was your home available to show? Did you have a lockbox on your door? Did you have any restricted times due to pets or newborns? Did your home show well? Were there any distinct smells that could deter a buyer such as mold, mildew, spicy foods, or pet dander? Did you have any noticeable stains on the carpet, holes in the walls, light bulbs burnt out? If your home doesn’t sell during the listing period you will simply be charged for the marketing materials you contracted.
